February 2025 Mid-Willamette Valley Real Estate Market Breakdown!

Whether you're planning on buying or selling, it’s important to understand how current conditions are shaping the real estate market. Here’s a breakdown of some key insights from the February 2025 real estate market for the Mid-Willamette Valley:

1. Home Prices: A Solid Start to 2025

As of February, the median home price for the combined area of Marion, Polk, Linn & Benton counties is at $426,995, a 1.5% increase compared to February of last year. Reflecting  that the demand for housing in our area continues to increase.

2. Market Activity: New Listings and Sales Trends

February saw 450 new homes hitting the market—giving us 943 active listings. With the median Days on Market #s being at 57, a 20.3% decrease in DOM from last year, homes sold more quickly in February 2025 than they did in February 2024. Although those homes spent less average time on market, there was a 11.3% decrease in sales between February 2025 and February 2024. These numbers really only confirm what we know about the winter real estate market, which is that it is that winter typically sees a slower, or more variable, pace.

3. Mortgage Rates: A Little Bit of Downwards Movement!

The 30-year fixed mortgage rate recently fell a little bit to 6.79% (Mortgage News Daily). Many people have been waiting for the mortgage rates to “go back down” to purchase a home. If you’re considering purchasing a home in the near future, now may be a good time to consider the strategy of “dating the rate” to make a purchase and then refinancing in the future if the market chances and your refinanced rate would be more than 1% difference from your purchase rate.

4. Buyer Demand: Late Winter Buyers Still Have an Advantage!

Spring is ALMOST here and with it usually comes an influx of both listings and other buyers! Where are my Late-Winter buyers? You have an advantage at the negotiation table, as sellers may be more eager to make a deal during this slower time, especially if their listing has been on the market for a while!
